Thompson's Station mixes newer subdivisions with open land and acreage. Some properties are a standard lot with a lawn and beds to keep up, and some are a house with a lot of ground around it. We handle both, and we price them differently because they are different jobs.
The properties
The subdivision lots are newer builds — builder beds a few years in, lawns on clay, and HOA standards common. They need steady mowing, beds kept edged and mulched, and shrubs cut back before they outgrow their spots.
The acreage is a different job. Two acres and up is land rather than yard — open ground, long fence lines, grass around a house and outbuildings — and it gets mowed with the right equipment and priced by the acre.
Open ground means sun and wind hit fences and decks harder than they would in a wooded neighbourhood. Wood goes grey fast out here, and washing and sealing it slows the weather down.

How the year runs here
Subdivision lawns get mowed weekly from April through the summer heat, and acreage gets cut on a longer rhythm through the growing season. Fences get washed and sealed in September. Irrigation gets blown out before the first freeze in late October or early November, and the fall cleanup follows once the leaves are down.
