Beds, leaves & pruning

The work that decides whether a yard looks kept.

Bed cleanup, spring cleanup, leaf removal and pruning, each done in the weeks it belongs in.

Bed cleanup and edging

Beds weeded, cut back, re-edged and mulched, with everything we pull hauled away.

A flat Half Day or Full Day price before we start, mulch quoted as its own line, and the beds finished with a clean edge instead of a pile at the curb.

Spring cleanup

Grasses and perennials cut back, beds re-edged and mulch laid, in March before the growth starts.

It gets done in the right month, in the right order, and what we cut back leaves with us. Mulch is billed separately so you can see what the material costs.

Leaf removal

Three leaf passes from late October to mid-December, hauled away rather than bagged at the curb.

The last pass comes after the oaks are done, so you're not looking at a covered lawn at Christmas. The leaves leave on our trailer.

Shrub and small tree pruning

Structural pruning of shrubs and small trees in January and February, done from the ground.

The right cuts in the only months they're the right cuts — crepe myrtles pruned properly, not topped. Everything we cut is hauled away.

Hardscape, lighting & irrigation

Repairs to what's already in the ground.

Settled pavers, dark path lights, broken sprinkler heads. We fix existing systems; we don't design new ones.

Paver and flagstone repair

Sunken, heaved or loose pavers and flagstone lifted, re-leveled and reset on the walk or patio you have.

A flat Half Day or Full Day price before we start, with sand, gravel or stone quoted as its own line. Fixing what settled costs a lot less than building it again.

Landscape lighting repair

Dead fixtures, dark runs and broken timers tracked down and fixed on an existing low-voltage system.

We find the actual fault instead of replacing fixtures until something works. Flat Half Day or Full Day price, with any parts quoted as their own line.

Sprinkler repair and start-up

Spring start-up, broken heads and leaking lines fixed on the sprinkler system you already have.

Every zone run and checked, not just switched on. Flat Half Day or Full Day price, with parts quoted as their own line.

Sprinkler winterization

Sprinkler lines blown out and the backflow and hose bibs wrapped, before the first hard freeze.

It gets done ahead of the freeze, not after it. One cracked backflow preventer costs more than doing it on time.

Wash & seal

Pressure washing, then sealed so it stays clean.

Concrete, decks and fences washed back to color and sealed against the next few winters.

Pressure washing

House, drive and walks washed back to their color — soft wash on siding, pressure on concrete.

The right pressure on the right surface, so nothing gets stripped or forced behind the siding. Runoff is kept out of the storm drain.

Concrete and driveway sealing

Concrete washed, dried, crack-filled and sealed against salt, oil and freeze-thaw.

The drying time most people skip is built into the job, which is the difference between sealer that soaks in and sealer that peels. Sealer is billed separately so you see the material cost.

Deck staining and sealing

Decks washed, dried, sanded where they need it, then stained and sealed — not painted over.

Prep is most of this job and all of the difference between a finish that lasts one season and one that lasts years. Stain is billed separately so you can see what the material costs.

Fence washing and sealing

Wood fences washed on both sides, left to dry, then sealed so the grey doesn't come back.

Both sides done, dried properly and sealed before winter rather than after it. Sealer is billed separately so you can see what the material costs.

Gutters, windows & lights

The outside of the house, too.

Gutters twice a year, windows after winter, and holiday lights we own, hang and take down.

Gutter cleaning

Gutters cleared and flushed twice a year, debris hauled off, with photos so you can see it was done.

Nobody has to climb a ladder at your house but us, the mess leaves with us, and you get photos top to bottom instead of taking our word for it.

Window cleaning

Windows cleaned inside and out once a year, with sills and tracks wiped and screens rinsed.

Done in March, once winter has finished throwing grit at them, and done inside and out so you're not looking through half a clean window.

Christmas and holiday light installation

Christmas lights designed, hung, serviced, taken down and stored — one price for the whole season.

The lights are ours, so you never climb a ladder or open a box of last year's tangle. Booking closes October 15.

Land & the whole year

Acreage by the cut, or the whole year in one arrangement.

Fields cut two to four times a year, or every visit for twelve months written down before you agree to it.

Acreage and field mowing

Fields, pasture and back acreage of two acres and up, cut two to four times a year.

Priced per cut by acreage band, and the bands are published. Tell us how much land and when it was last cut, and you have a number before anything gets cut.

Two to four cuts between late spring and late summer, once the ground will carry a machine.

Year-round grounds care

Everything the outside of the house needs in a year, on one agreement and one monthly number.

One company for the whole year, every visit written down before you sign, and the monthly number is that year divided by twelve. Skip a visit and its value comes back to you.
