Find the water first

Pavers sink where water gets under them — usually a downspout dumping onto the patio or a low spot that holds rain. Reset them without fixing that and they sink again.

Polymeric sand needs a dry forecast

It has to go down on completely dry pavers and stay dry while it sets, usually about a day. Rain too soon washes it out or leaves a haze on the surface.

Refill joints after washing

Pressure washing pulls sand out of the joints. Leave them empty and weeds move in and the pavers start to shift.

Roots lift pavers, and roots matter

A walk heaving near a big tree is usually a root. Cutting a large root to flatten the walk can hurt the tree, so ask before anyone does it.

What people ask about it.

Can sunken pavers be fixed without replacing the patio?

Usually, yes. The pavers come up, the base underneath gets re-leveled and compacted, and the same pavers go back down.

Why do my pavers keep sinking?

Almost always water getting under them, or a base that wasn't compacted properly to begin with. Clay soil makes both worse.

Do you build new patios?

No. We repair and reset what's already there. New hardscape built from scratch is a different kind of job, and we'll point you to someone who does it.
