Shade and Tennessee humidity grow mildew and algae on the side of the house that never dries out. That side usually needs washing more often than the rest.

The black streaks on a roof are algae. Blasting them off takes the granules with them and shortens the life of the roof.

A wash makes old oil spots on a drive much less obvious, but set-in oil rarely comes all the way out. Sealing afterwards stops new ones soaking in.

If a wash is the first step before sealing or staining, give the surface a couple of dry days first. Sealer over damp concrete or wood doesn't bond.

Once a year keeps most houses clean. Shaded sides that grow green may need it sooner.
Not at high pressure. Vinyl siding should be soft-washed — low pressure with a cleaning solution — so water isn't forced up behind the panels.
Power washing uses heated water; pressure washing doesn't. Most people use the two words for the same thing, and what matters more is using the right pressure for the surface.
